What We Do

Design Process

Building a custom home is a very exciting experience. Because you will make most of the decisions about what will go into your home, your home will be uniquely yours. Our goal is to help you organize and understand the home building process to make the process smooth and enjoyable. Working directly with your builder, David Perry, means you know someone who builds each home as if it were his own is taking care of your home every day throughout construction.

Financing

The first step in the home building process is to establish a preliminary budget. By determining what you can afford, as well as what you are willing to spend, you are able to focus on the size and amenities of the home. Ryan Custom Homes does not provide financing, but we work closely with area lenders who can guide you through the steps for obtaining financing for your new home.

Selecting a Floorplan

We believe you deserve a home designed specifically for the way you and your family live. That's why we don't have stock plans. Our process begins with a personal meeting with David Perry to discuss your needs. David will work with his team of architects to bring you a collection of home plans for you choose from and modify if necessary. How many bedrooms and baths do you need? Did you want a master suite upstairs or downstairs? Do you need a second master downstairs for an elderly parent or nanny? Do you need a game room upstairs? Do you want a media room/ study/home office/gym? How many garage bays do you need? Do you have special storage needs? Is anyone in your family handicapped and in need of special home features? There are many things to consider and only after we determine what your needs are will we present you with plans to review. We do have some sample plans on our website Floorplan page, however, they are just to illustrate some of the homes we have built in the past.

Wish List

Next, put together a wish list of what you want in your new home. What size will it be? Will it be a single-story or two-story home? What kinds of finishes; flooring, cabinets, trim, do you prefer? What specialty items are important to you? After you have established this list, Ryan Custom Homes can help you confirm that your ideas coincide with your established budget. Now is the time to revise your wish list, or your budget.

Building Plans

After you have selected a home site and it has been determined that the floorplan you have selected will fit on that homesite, final construction drawings can be completed.

Construction Agreement

Until this point, there has been a preliminary budget range in mind. With complete plans and specifications determined, Ryan Custom Homes will calculate an exact construction cost for your new home. Once this is determined, a construction agreement outlining the responsibilities of Ryan Custom Homes and the homeowner, providing a payment schedule, construction time frame and provisions for changes to the plans. Specifications and plans are reviewed and signed and copies are provided for you and your financial institution.

After the construction agreement has been finalized, construction will begin on your new Ryan Custom Home.
